How can you find out the true market value of your home and the price you should list your home for?

Getting a call from a client asking me to do a free home evaluation of their home and figure out how much they should list their house for raises the vary same question all the time: what is the real market value of the home, how can a selling price is determined and  what criteria are used to determine the listing price? Is a Comparative Market Analysis the answer to all these questions?

The Comparative Market Analysis or price estimate is usualy prepared solely for the purpose of price comparison function with other properties sold in a certain area within a timeframe.

Prepared exclusively for you, the CMA contains a summary of the recent real estate transactions in your area for properties that are similar to yours. While none of the properties included in the analysis is exactly like yours, they do provide a good basis by which to compare your property with the 'competition'.

The CMA contains descriptions of each property whether it is currently available for sale, recently sold, or was listed but did not sell. A short description of each property is provided, followed by a summary table of each property's key features, which allows you to easily compare the features of your property with others in your area.

Often the CMA do not reflect the real market value of a home, as many other variables can influence the market value, such as: upgrades, the house condition, additions to the house etc.
Your property may have special features or improvements that could substantially affect the price range in which it should be listed.
